RECLADDING TO SALVAGE VALUE

This home in Castor Bay on Auckland’s North Shore has a history of transformation. In 1989, it was altered from a standard three-bedroom weatherboard and tile bungalow to a double-story solid-plaster home with a shingle roof. Unfortunately, the alterations caused the house to suffer heavily from water ingress over the ensuing years. It had become a ‘leaky home.’
Virtually all the external walls and many of the joists and piles were rotten, which was catastrophic for the owners. Not only had their home become a health hazard, but it was also virtually worthless, with only the land below it retaining value.

The Process

At McNaught Construction, our task was to bring the house up to code and claw back as much value as possible for the owners. This meant re-cladding the entire house with cedar weatherboards and an iron roof.

Like with most re-cladding jobs, it is important to consider the weather. So, on this project, we organized for the house to be wrapped in protective shrink wrap material.

The challenge

The original home dates back to 1989. So, we had to ensure our replacement materials matched the existing materials that remained. Also, we replaced many of the piles, which meant digging and working in a confined space—there was little room to move.

The result

The owners were extremely pleased with the final result. Their home is now up to code and in a style that today’s market demands, which means its value has increased by around 400%.
